Homeowners insurance in Birmingham, Trussville and central Alabama

Home, condo, renters and landlord policies compared across the carriers we represent, with honest advice about roofs, wind and hail deductibles, and what a claim would actually look like.

Why shop your home insurance through an independent agent

Homeowners insurance in Alabama has become harder to buy and easier to get wrong. Carriers have tightened rules on roof age, changed how they settle roof claims, raised wind and hail deductibles, and left some areas entirely. A single-company agent can only offer what that company will write this year. Falk Agency represents Liberty Mutual, Openly, Foremost and Foremost Signature, Homeowners of America, Tower Hill and others, so we can move your policy when a carrier's appetite changes without you starting over with a new agency.

Our office is on Gadsden Highway between Birmingham and Trussville, and most of the homes we insure are in Jefferson, St. Clair and Shelby counties. We know which neighborhoods have protection-class issues, which carriers are friendly to older homes in Birmingham's historic districts, and how new construction in Trussville, Clay, Pinson and Springville tends to rate.

What a homeowners policy covers

A standard HO-3 policy covers the dwelling and attached structures on a replacement cost basis, other structures such as detached garages and fences, your personal property, loss of use if you have to live elsewhere during repairs, and personal liability if someone is injured on your property or you damage someone else's. The variables worth talking through are the dwelling limit (rebuild cost, not market value), the wind and hail deductible, roof settlement terms, water backup coverage, scheduled items such as jewelry or firearms, and whether you want extended replacement cost for a rebuild that runs over estimate.

Roofs, storms and the questions we'll ask

Central Alabama's most likely claim is storm damage, so the roof drives everything. We'll ask the year your roof was installed and the material, whether the electrical, plumbing and HVAC have been updated in an older home, and whether you have a monitored alarm, a newer water heater, or other features that earn credits. A roof under ten years old will open up carriers and discounts; a roof over fifteen may limit options or move a claim to actual cash value, and we'll tell you which before you buy.

Condo insurance (HO-6)

A condo policy covers what the association's master policy doesn't: interior finishes, your belongings, loss assessments and your liability. Bring us the master policy declarations or bylaws and we'll size the walls-in coverage correctly.

Renters insurance (HO-4)

Renters insurance is inexpensive and covers your belongings, liability, and temporary living costs after a fire or storm. Many landlords in the Birmingham area now require it, and bundling it with an auto policy often costs less than the auto discount it earns.

Landlord and rental property insurance

Rental houses and small multi-family properties are written on a dwelling fire policy, which can include loss of rents and landlord liability. We insure properties held personally and through LLCs, and for vacant homes, properties under renovation, or older properties standard carriers won't take, we have access to specialty markets.

Bundling with auto

Pairing your home and auto policies with the same carrier usually earns a meaningful discount on both. We'll quote each carrier bundled and unbundled and tell you which combination is actually cheapest, which is not always the bundle.

Homeowners insurance questions

What is a wind and hail deductible and why does it matter in Alabama?

Most homeowners policies in Alabama carry a separate deductible for wind and hail damage, usually expressed as a percentage of the dwelling coverage (1% or 2% is common). On a $350,000 home a 2% deductible means you pay the first $7,000 of a hail-damaged roof. Because severe storms are the most likely claim in central Alabama, we pay close attention to this deductible and the roof settlement terms when comparing quotes.

Why does my roof age affect my homeowners quote?

Roof age is the single biggest underwriting factor in Alabama right now. Many carriers won't write a roof over 15 to 20 years old, and others will only cover an older roof on an actual cash value basis, meaning depreciation is subtracted from a claim. If your roof is newer, tell us the year; it can materially lower your premium.

Should I bundle my home and auto insurance?

Usually, yes. Multi-policy discounts with carriers like Liberty Mutual and Progressive are often 10 to 20 percent on each policy, and having both with one agency makes claims and changes simpler. There are exceptions, and because we represent multiple carriers we can tell you when splitting them saves more.

Do you insure rental properties and second homes?

Yes. Landlord (dwelling fire) policies cover single-family and small multi-family rentals, including properties owned by an LLC. We also write seasonal and secondary homes and vacant properties, some of which go to specialty or surplus lines markets.

How much dwelling coverage do I need?

Enough to rebuild the house at today's construction costs, which is not the same as the market value or the purchase price. We run a replacement cost estimate on every quote and will show you the assumptions so you can correct anything about the home we've missed, such as a finished basement or custom finishes.
